Finding the right parcel is not just about location; it’s about potential. It’s about aligning the land’s unique characteristics with the vision of the developer, the aspirations of the client, and the artistry of the architect. Our latest project in Ei, Awaji captures this philosophy in action.
Nestled high in the hills overlooking Awaji’s dramatic western coastline, this piece of land wasn’t always so promising. When we first encountered it, the site was wild and overgrown – thick with grasses, wildflowers, and years of unmanaged growth. But underneath the chaos, we saw possibility. We saw privacy, panoramic views, and we saw a place where the right house could become part of the landscape rather than imposed upon it.
At Smith & Co., we don't use one-size-fits-all contractors. For this job, we selected a trusted local gardener with deep knowledge of the terrain.
The transformation began with careful clearing – not just mowing grass, but revealing contours, boundaries, and opportunities. His team cut back the wild vegetation with care and precision, preserving the shape of the slope while allowing us to fully visualize how a home might sit on the land.
Once cleared, the site required leveling – not flat, but optimized. The topography needed to be adjusted gently, balancing drainage, stability, and aesthetics. We engaged a skilled machine operator with whom we’ve worked on several hillside builds. His task: create a surface not just ready for foundations, but ready for vision. The work was methodical and precise. Every pass of the blade was done with the architect’s sketches in mind and the builder’s machinery in the plan.
These early decisions will guide every stage to come: the placement of the retaining walls, the depth of the footings, and the angle of the cantilevers that will frame the ocean views.
This Ei project (Vista Villa is now Complete) isn’t just about building a luxury villa. It’s about honoring the land. It’s about matching every step of the process–clearing, leveling, surveying – to the larger vision. And it’s about bringing in the right people for each task. From the gardener with a keen eye for slope and soil, to the operator who moves earth like an artist, to the engineers who mark every line – everyone matters.
