Let’s start with a question we’re often asked: What don’t we do? This came up recently, and while it was meant as a compliment—given the wide range of real estate-related tasks we handle—it’s an important distinction to make. With our extensive network of trusted professionals, it’s easy to see why someone might think Smith Realty and our hands-on team at Smith&Co. handle everything related to real estate in Japan. But there are indeed several things we don’t do.
We don't take on ordinary real estate projects that cater to the conventional needs of the mainstream real estate market in Japan. In fact, we rarely work with projects or ideas that fall into the category of "ordinary" unless it's to support an existing client.
What do we mean by ordinary? If you're looking to purchase a standard 2LDK mansion in Osaka or Kobe, or build a conventional Sekisui House or Daiwa House model home, these are examples of ordinary real estate projects. There are thousands of licensed agents and established housemakers who specialize in such standardized offerings, and they do an excellent job serving that market.
Our expertise, however, lies in serving individuals and companies with unique needs and a passion for creating something extraordinary. You could say that what we don't do is "cookie-cutter" real estate. Whether it's buying, selling, building, or renovating, we focus exclusively on projects that fall outside the ordinary.

For commercial clients, we've facilitated projects like replacing multiple aging rental warehouses with custom-built facilities designed to help dynamic foreign companies gain a competitive edge in Japan. At Smith Realty, our journey began in 1995 with real estate investment projects in Burleigh Heads, Australia. By 2000, we had sold our Australian portfolio and reinvested the proceeds into Japan's real estate market, specifically in the Kansai region. Over the following years, we built a portfolio of residential rental properties while developing the expertise and professional connections needed to navigate the unique challenges of Japanese real estate.
Initially, we focused exclusively on acquiring land in Kawanishi and surrounding areas, demolishing existing structures, and constructing rental apartment buildings for our own portfolio. By 2010, we had built sufficient expertise and network relationships to begin offering these specialized services to other investors and individuals who needed custom solutions.
Most of our clients find us through word-of-mouth referrals and come to us facing unsatisfactory real estate situations—projects that conventional agents have declined, properties that seem unbuildable, or visions that don't fit the standardized approach of typical Japanese real estate companies. Our role is to remove obstacles and facilitate the successful realization of their real estate goals in Japan.
