Initially cautious, the trades gradually appreciated our curiosity, recognizing it as a potential benefit to their own work. Over time, we moved beyond observers to trusted collaborators on every project.
Our commitment to problem-solving has led to innovative solutions. For instance, when a home design required taller doors but was constrained by the structural limitations of a wooden frame, we questioned the materials being used. Switching from blonde pine to red pine—a structurally stronger wood—allowed for a narrower beam, raising the door height without a significant cost increase. Such insights have become a hallmark of Smith Realty’s approach.
Proven Results in Competitive Markets
One of our standout projects took place in Okinawa. When a warehouse build faced unreasonably high quotes, Smith Realty was asked to step in. By leveraging Japanese building expertise and consulting a veteran builder in Osaka, we gathered cost data for similar designs. Then, we traveled to Okinawa, interviewed multiple architects and builders, and compared the local pricing norms. Initially the Okinawan costs were not acceptable to this project.
After careful negotiation, we partnered with a builder willing to take on the challenge of working with non-Japanese clients. Sharing our cost calculations under strict confidentiality, we worked with them in a circle of trust. The result? They delivered a price almost identical to our Osaka-based estimates, and the warehouse was completed successfully with this builder, meeting all budget and quality expectations.
